Policies and Guidelines

Camp Live Oak guidelines are designed to make your stay a pleasant and memorable experience. Renters and guests shall adhere to the rules and guidelines to ensure that you and your family have a safe and pleasant visit. The management of Camp Live Oak reserves the right to deny admittance or require renters or guests to vacate the property if policies are violated.

 Cancellation Policy
A deposit of one night's rental is required within 10 days from the date reservation is made (credit card, personal check, cash, money order accepted). Balance due upon arrival for all days reserved (credit cards or cash only). Deposit will be forfeited or one night's rental charged to credit card if you cancel less than 10 days prior to arrival date or check out prior to end of reserved period.  Cancellations received 10 days or more prior to arrival date will be refunded deposit less $75.00 per cabin.

A $10.00 Rebooking Fee will be charged if changing the dates of your reservation. Date changes must be made 10 days before reserved date or it will be considered a cancellation.

Guidelines
  • Guests must register upon arrival at the Camp Live Oak office.
  • Guests should not invite non-registered guests to join them at the Camp Live Oak cabins without manager approval.
  • All guests are responsible for picking up their own trash and placing it in the dumpster provided.
  • Outdoor fires must be built in the designated fire rings. Campfires may not be unattended and must be put out prior to going inside the cabin or leaving the premises. Do not have a fire in the fire ring if it is windy. Fires are not allowed by law if a Burn Ban is in place. NO FIRES MAY BE BUILT ALONG THE RIVER BANK.
  • The Frio River is a treasured asset. Glass bottles are not allowed in or along the river. Local law enforcement monitors the river.
  • Drive slowly on the property and cabin area as there are often children playing outside.
  • Camp Live Oak is family oriented. Offensive language or behavior, use of illegal drugs and underage drinking will not be tolerated.
  • Dogs are allowed at Camp Live Oak, however there is an additional pet fee assessed. Dogs are not allowed on furniture, including couches and beds. Dogs must be kept on a leash and with their owner when outdoors. Owners are responsible for picking up after their pet.
  • Park at the designated parking areas. DO NOT PARK on the grass or between cabins. We have buried water lines and septic tanks. YOU WILL BE RESPONSIBLE FOR DAMAGES IF YOU PARK OUTSIDE THE DESIGNATED PARKING AREAS.
  • Smoking (and vaping) is NOT permitted in the cabins. Cigarette butts must be disposed of properly and not littered on the ground. A fee of $250 will be charged if a guest smokes inside a cabin.
  • Be respectful of other guests.  Music should only be loud enough for the guests of your cabin to hear. This applies to the bank of the river as well. Quiet hours are observed from 10:00 p.m. until 8:00 a.m. Please remember to turn your front and back porch lights off when you go to bed, as these lights may disturb your neighbors overnight.
  • Prior to checking out, dishes must be washed and put away clean. Trash must be gathered up and placed in dumpster or outdoor trash receptacles. Upon inspection of the cabins after your departure, Camp Live Oak reserves the right to charge for additional clean up. Fees start at $150. Excess garbage, dirty dishes left in sink, broken fixtures or furniture, missing amenities and damage to property resulting from gross negligence are examples of chargeable items. If the office is closed when you check out, please leave your cabin key on the kitchen table.
  • All cabins have a maximum number of occupants allowed. This will be strictly enforced and those violating this restriction will be required to vacate.
  • Check in time is at 2:00 p.m. Check out time is no later than 11:00 a.m.
